What is an employer's statement?

An employer's statement (werkgeversverklaring) is an official document from your employer. It states your salary, how long you have been employed, and whether you have a permanent or temporary contract. Lenders use this to determine how much mortgage you can responsibly afford.

Simply put: without an employer's statement, there is no mortgage. It is required for every mortgage application in the Netherlands. We make sure you submit exactly the right document at the right time.

What does an employer's statement contain?

An employer's statement always includes the following information:

  • Your details: name and employee number.
  • Your employer: company name, address and contact details.
  • Your role: job title and start date of employment.
  • Your contract type: permanent, temporary or agency-based.
  • Your income: gross annual salary including holiday allowance.
  • Fixed allowances: for example shift supplements or fixed commission.
  • Signature: signed by your employer or HR department.

Please note: the employer's statement must be no more than three months old at the time of application. Do not request it too early. We will let you know exactly when the right moment is.

Your situation determines which documents you need

Permanent employment

Do you have a permanent contract? Then you only need an employer's statement. Your employer or HR department fills in the form and signs it. We check that everything is in order before submitting the application.

Ask your question

Temporary contract or probationary period

Are you still in your probationary period or do you have a temporary contract? In addition to the employer's statement, you will also need an letter of intent (intentieverklaring). We will help you arrange this.

Letter of intent: when do you need one?

Do you have a temporary contract? Then a letter of intent (intentieverklaring) may be required for your mortgage application. With a letter of intent, your employer indicates that — provided your performance remains satisfactory and business circumstances do not change — they intend to convert your contract to a permanent one or to extend it.

The letter of intent is usually part of the employer's statement. Whether it is required depends on your situation and the lender's conditions.

We will help you with this. We will let you know which declaration is needed, check that it has been filled in correctly, and make sure the documents meet the lender's requirements.

  • Your employer declares that they intend to continue your employment.
  • A letter of intent is not a guarantee that your contract will actually be extended or converted to a permanent one.
  • The exact requirements may differ per lender. We check that the declaration meets the right conditions.

NHG employer's statement: what's different?

If you apply for a mortgage with NHG (Nationale Hypotheek Garantie, in Dutch), your employer's statement must meet NHG requirements. That is why we use the official NHG model (in Dutch). We make sure your employer fills in the right form and we check everything before submitting the application. That way you can be certain your employer's statement meets all conditions.

Requesting an employer's statement in 3 steps

  1. Contact your HR department
Let your HR department or manager know that you are starting a mortgage application and need an employer's statement. We will tell you in advance which form applies: the standard version or the NHG model.
  2. Have the document completed and signed
Your employer or HR department fills in the declaration and signs it. Does your employer have questions about the form? We can help with that too.
  3. We check everything
Before we submit the mortgage application, we verify that all details are correct and that the document meets every requirement. This prevents delays and means you have nothing to worry about.

Has anything changed about the employer's statement form this year?

I just started a new job. Can I already apply for a mortgage?

Are you still in your probationary period? That makes things more difficult, but it is certainly not impossible. With a letter of intent from your employer there are often good options. We will look at what is feasible together with you.

This happens more often than you might think. Sometimes it is simply a matter of explaining clearly what the document contains and exactly what your employer is committing to. We can help you with that. Feel free to call or email us.

My employer is based abroad. Is a foreign employer's statement accepted?

This depends on the lender. In some cases a translated or certified statement is required. We know exactly what is needed and will arrange this together with you.

I am self-employed. Do I need an employer's statement too?

No. As a self-employed person (zzp'er) you provide annual accounts and income tax returns instead. We have extensive experience with mortgages for freelancers. Read more on our page about mortgage advice for self-employed professionals (in Dutch).

Do I need an employer's statement when refinancing my mortgage?

Yes, when refinancing your mortgage (in Dutch) the lender will also ask for an up-to-date employer's statement, as your income situation may have changed. We arrange this for you as part of the refinancing process.
