What determines your maximum mortgage?

Many people think their salary is the only thing that determines how much they can borrow. In reality, lenders look at your complete financial picture. These are the main factors that affect your maximum mortgage.

Your income

Your gross annual income forms the basis of every mortgage calculation. Generally speaking, the higher and more stable your income, the more you can borrow.

Your partner's income

Buying a home together? Then your partner's income counts towards the mortgage calculation. This often means you can borrow considerably more than if you were buying alone.

Student debt and other financial obligations

A student debt (in Dutch), private lease, or personal loan can affect your maximum mortgage. How much of an impact it has depends on your personal situation and the lender's rules.

Your own savings

You can finance up to 100% of a property's market value. You'll usually need to pay the kosten koper (buyer's costs, the transfer costs a Dutch buyer typically pays on top of the purchase price) from your own funds. That's why it's wise to have insight into your savings beforehand.

The property's energy label

Buying an energy-efficient home, or planning to make one more sustainable? Under certain conditions, you can borrow extra for energy-saving measures, which can increase your maximum mortgage. Read more about sustainable living (in Dutch).

The current mortgage interest rate

The mortgage interest rate (in Dutch) also affects how much you can borrow. A higher interest rate means higher monthly costs, which can lower your maximum mortgage.

Why an online mortgage calculation doesn't always show the same amount

Maybe you've already tried several online calculators and noticed the outcomes differ. That's completely normal.

Every mortgage calculator uses its own assumptions and takes different data into account. What's more, an online calculation usually only looks at the information you enter yourself.

During personal mortgage advice, we specifically look at the factors online calculators often don't take into account, such as:

  • Variable income, such as bonuses or overtime
  • A temporary contract or self-employed income
  • A student debt (in Dutch) or other financial obligations
  • Extra borrowing room for sustainability improvements
  • Future plans, such as having children or working less

That way, you'll know not just how much you can borrow at most, but above all which mortgage fits your financial situation and future plans.

Example calculation: roughly how much can you borrow?

Every situation is different. Still, the examples below give a good idea of the relationship between income and maximum mortgage.

Situation Estimated maximum mortgage*
Single, with a gross annual income of € 45,000 € 210,000 – € 230,000
Single, with a gross annual income of € 60,000 € 290,000 – € 320,000
Combined gross annual income of € 80,000 (two incomes) € 380,000 – € 420,000

These are indicative figures. The actual maximum mortgage also depends on your financial obligations, the current mortgage interest rate, and the lender's conditions.

Which documents do you need for an accurate mortgage calculation?

The more complete your information, the more accurately we can calculate your maximum mortgage. It's helpful to have the following documents ready for an advice meeting:

  • Your most recent payslip
  • A werkgeversverklaring (employer's declaration, a standard Dutch proof-of-income document), if available
  • Details of any student debt
  • An overview of any outstanding loans or financial obligations
  • Insight into your savings
  • Your partner's income details, if you're buying a home together

Don't have all the documents yet? No problem. During the introductory meeting, we'll tell you exactly what's needed and when to provide it.

Frequently asked questions about your maximum mortgage

How much mortgage can I get?

How much you can borrow depends on more than just your income. Any partner income, student debt, financial obligations, the current mortgage interest rate, and the property you want to buy all play a role. Our calculator gives you a first estimate. During a personal advice meeting, we calculate exactly how much you can responsibly borrow.

How much mortgage can I get with student debt?

A student debt (in Dutch) doesn't mean you can't get a mortgage. It does affect your maximum mortgage, though. Lenders look at your current monthly repayment rather than just the original loan amount. How much of an impact it has varies per situation.

How much mortgage can I get without personal savings?

You can finance up to 100% of a property's market value. The buyer's costs, such as notary fees, valuation fees, and advisory fees, usually need to be paid from your own funds. That's why personal savings are needed in most cases.

How much mortgage can I get with a temporary contract?

Even with a temporary contract, there are often more options than people think. Do you have a letter of intent from your employer or a stable employment history? Many lenders will then accept your income for the mortgage calculation. Your exact options depend on your personal situation.

Can I borrow extra for an energy-efficient home?

Yes. Buying a home with a good energy label, or planning to make one more sustainable? Under certain conditions, you can borrow extra for energy-saving measures. During an advice meeting, we'll look at which options apply to you.

Why does every mortgage calculator give a different outcome?

Not every mortgage calculator uses the same assumptions. Online calculators also usually don't account for personal circumstances, such as student debt, variable income, or future plans. That's why the outcome can differ.

What's the difference between a maximum mortgage and a responsible mortgage?

A maximum mortgage is the highest amount a lender is willing to lend you. A responsible mortgage looks beyond that maximum amount. We also take your monthly costs, future plans, and financial flexibility into account. Sometimes it's wiser to borrow less than the maximum possible.

When should I bring in a mortgage advisor?

Preferably before you start viewing homes. Knowing how much you can borrow in advance helps you search more effectively and avoid disappointment. It also means you can act quickly once you've found your ideal home.
