Our rates
You pay a fixed fee depending on your situation. What you see below is what you pay. No hidden costs, no surprises afterwards.
| Situation | Fee |
| First-time buyer | € 2,495 |
| Moving up the property ladder | € 2,995 |

| Entrepreneur / self-employed | Surcharge from € 200 |
Self-employed or running your own business? Your fee is the rate for your situation plus a surcharge from €200. This reflects the extra analysis required for your financial accounts and income assessment. We always tell you the exact amount upfront.
What is included in the fee?
Our fixed fee covers everything. You do not pay separately for each meeting, calculation or application. This is what we take care of, from start to finish:

- Comparing all lenders — 100% independent
- Personal advice on the mortgage type that suits you
- Advice on insurances that fit your mortgage
- Applying for and guiding your mortgage offer
- Full guidance all the way to the notary

- Access to our digital client portal
Frequently asked questions about our fees
When do I pay the fee?
You pay once your mortgage has been finalised at the notary. Your first meeting is always free of charge.
Are mortgage advisory costs tax-deductible in the Netherlands?
Yes, advisory and mediation costs for a mortgage are tax-deductible, provided the advice has resulted in actually taking out a mortgage. No VAT (BTW) applies to mortgage advisory fees.
Can I include the advisory costs in my mortgage?
Yes, in some cases this is possible, provided the total mortgage does not exceed 100% of the property value. Bear in mind that you cannot claim mortgage interest tax relief on the financed portion. We will calculate what makes the most sense for your situation.
What is the difference between advisory costs and notary fees?
Advisory costs are what you pay Libero Financieel for the mortgage advice and guidance through your application. Notary fees are charged by the notary for drawing up the mortgage deed and transfer deed. These are separate from our fee and paid directly to the notary. Notary fees in the Netherlands typically range from €800 to €1,200 per deed.
Why is there a surcharge for self-employed applicants?
When you are self-employed or run your own business, assessing your income is more complex than for someone in salaried employment. We analyse your annual accounts, calculate your assessable income and present your case convincingly to the lender. This requires more time and expertise. The surcharge starts at €200. We always confirm the exact amount upfront, during the introductory meeting.
I am already a client of Libero Financieel. Do I pay less?
Yes. As a returning client you pay €2,795 instead of the standard moving-up rate of €2,995. A small token of appreciation for the trust you place in us again.
Curious what it costs in your situation?
Your first meeting is free. We discuss your situation, run the numbers and tell you exactly what to expect. No obligations — just immediate clarity.
